Roof Washing in Roanoke: What Those Black Streaks Actually Are and Why They Don't Go Away on Their Own

I get the same call every week from somewhere around Roanoke or Salem. A homeowner says, "Brian, my roof has these black streaks running down it. I tried to rinse a spot off and nothing happened. What is that?"

I'm Brian Mehalso, owner of Hot Shot Pressure Washing. We've been cleaning homes around the Roanoke Valley since 1996, and I can tell you those streaks are not dirt. They are alive, and they will not wash away on their own.

Those black streaks are alive

The scientific name is Gloeocapsa magma. Most homeowners have never heard of it, so here is how I explain it in plain terms.

It is a photosynthesizing bacteria. It lives on your roof and it feeds on the calcium carbonate in your shingle grit. Shingle manufacturers add limestone filler to asphalt shingles for weight, and that limestone is food for this bacteria. Once it lands, it spreads with wind and rain, and it protects itself from the sun with a dark pigment. That dark pigment is the black streak you see from the street.

Our humidity here in Southwest Virginia makes it worse. Shade, trees, and north-facing slopes hold moisture longer, and that is exactly where I see it start first. If you live in Roanoke, Salem, Botetourt County, Blacksburg, Christiansburg, or Lynchburg, you have seen it on your street.

This is why roof washing in Roanoke is different from just spraying a driveway. You are not removing dirt. You are killing an organism that is rooted into the shingle.

What happens if you leave it alone for two or three years

A lot of folks hope it will fade in the summer sun. It does the opposite.

As the Gloeocapsa magma feeds, it damages the structural integrity of the shingle grit. The grit gets powdery and weak. Then normal weather does the rest. Rain, hail, and snow can easily remove that weakened grit from your shingle.

That grit matters. The grit is what protects the asphalt in your shingle from UV damage. Lose the grit and the sun starts breaking down the shingle itself. What started as a cosmetic streak turns into a shorter roof life.

I tell homeowners the same thing I tell my own crew. Catch it early and it is a cleaning job. Ignore it for years and it becomes a roofing problem.

How we actually wash a roof and what we put on it

We use a 6 percent mixture of sodium hypochlorite. That is the cleaning mixture that kills organic matter on the roof that is feeding on it. It is not just bleach from the grocery store poured in a pump sprayer. The mix is deliberate, and dwell time matters.

Why we use low pressure

We use low pressure on purpose. This is called soft washing, and for asphalt shingles it is the only safe method.

High pressure removes the grit from your shingle. I just explained why that grit is critical. Blast a shingle with high pressure and you will see a clean spot for a week, then you will see premature wear for years. There are extreme cases where a roof is covered in thick moss and we may need to brush it lightly after treatment. Even then, I do not recommend brushing as a standard approach. The goal is to kill the growth and rinse gently, not scrape the roof.

Why you should not pressure wash it yourself to save money

I understand the instinct. You can rent a machine and try it on a Saturday.

Here is what I tell homeowners in Roanoke who ask me straight. Washing a roof requires extremely specialized equipment. You could pay to get your roof washed four times just to cover the cost of the equipment to do it right.

The cleaning mixture is very delicate as well. Do too little and you will see no noticeable difference. Do too much and you can damage your shingles. I have been called out to fix DIY attempts where the streaks were still there but the shingles were etched from the wrong mix or the wrong tip.

This is one of those jobs where the pro route is cheaper than the learning curve.

How long it lasts and what it costs in Roanoke

A professional roof wash typically lasts 2 to 3 years before the streaks start coming back. Home location plays a big factor. Houses with lots of shade and heavy tree cover tend to get growth back quicker.

The one roof we will walk away from

We tend to stay away from metal roofs. I will tell you why straight.

Metal roofs are extremely slippery when wet. That causes the cleaner to slide right off the roof, which makes dwell time too short to be effective. It also makes it dangerous to walk on. If I show up and I do not think we can do it safely and get a good result, I will tell you that and point you toward a better option.

For asphalt shingles, though, soft washing is proven, safe, and effective when it is done by a crew that does it every week.
